The good news is that staging doesn't have to mean expensive furniture rentals or a full renovation. Most of what moves the needle is surprisingly simple: clean, declutter, and present your home in its best light.

Remember This: You're not staging your home to live in โ you're staging it to sell. That means removing personal items, depersonalizing, and creating a space where buyers can picture themselves living there, not you.
Buyers form an opinion of your home within seconds of pulling up. Curb appeal isn't optional โ it sets the tone for everything that follows.
๐ฟ Freshen up the landscaping
Mow and edge the lawn, trim overgrown shrubs, pull weeds, and add fresh mulch to flower beds. It's one of the lowest-cost, highest-impact things you can do before listing.
๐ช Give your front door some love
A freshly painted front door in a welcoming color, clean house numbers, and a new doormat make an immediate impression. This is the first thing every buyer photographs.
๐งน Power wash everything
The driveway, walkway, porch, and siding. You'd be surprised how much newer a home looks after a good power wash โ and it costs almost nothing.
๐ก Check your exterior lights
Replace any burnt-out bulbs and consider upgrading dated fixtures. Buyers often do evening drive-bys before scheduling a showing โ make sure your home looks welcoming after dark too.
These apply to every room in the house โ and getting them right creates a foundation that no amount of decorating can substitute for.

Remove at least 30% of the items in every room โ including closets and cabinets, because buyers open everything. Less stuff makes spaces feel larger, cleaner, and easier for buyers to picture as their own.

Take down family photos, personal collections, and anything that makes the home feel like yours rather than theirs. You want buyers to imagine their life in the space, not feel like they're touring someone else's home.

Neutral, light paint colors are one of the highest-return updates you can make. If any room has bold, dark, or dated colors โ or visible scuffs and marks โ a fresh coat of paint is almost always worth the investment.

Pet odors, cooking smells, and musty spaces are among the top reasons buyers walk away. Don't just mask them with candles or air freshener โ deep clean carpets, wash soft furnishings, and air out the home. Ask someone you trust to give you an honest opinion before listing.
