You’ve decided to sell. Maybe you’ve already started mentally spending the equity. And then you walk through your house with fresh eyes and suddenly notice the scuff marks you stopped seeing three years ago, the master bath that looks like it hasn’t been touched since 2009, and the kitchen faucet that wobbles when you turn it.
Now what?
Here’s the question I get from Middle Tennessee sellers more than almost any other: “What should I actually fix before I list?”
It’s a great question — and the honest answer is: not everything. Some updates will earn you back every dollar (and then some). Others will drain your budget and barely move the needle on your final sale price. After working with sellers across Wilson County, Smith County, and the surrounding Middle Tennessee market, I’ve seen both play out. Here’s what I tell my clients.
When you’re preparing to sell, you stop being a homeowner and start being a seller. That means every decision about updates and repairs gets filtered through one question: Will this return more than it costs, or will it help the home sell faster?
Your goal is not to have the most renovated house on the block. Your goal is to have the most competitive home at your price point — and in the Lebanon and Middle Tennessee market, buyers notice different things than they do in Nashville’s urban core. More on that in a moment.
If you do nothing else, paint. This is the single highest-return, lowest-cost update you can make before listing. Fresh, neutral paint throughout the main living areas makes a home feel clean, updated, and move-in ready — which is exactly what Middle Tennessee buyers are looking for.
Stick with warm whites and greige tones. Avoid anything too trendy or too personal. You’re not decorating for yourself anymore; you’re setting a stage. Budget-conscious sellers can prioritize the main living areas, primary bedroom, and kitchen. A professional paint job typically runs a few hundred to a couple thousand dollars depending on your home’s size — and it regularly adds far more than that to buyer perception and final offer price.
Middle Tennessee buyers — especially those moving from Nashville or relocating from out of state — often drive by before they ever schedule a showing. What they see from the road either builds anticipation or kills it before they even get out of the car.
You don’t need a full landscaping overhaul. But you do need:
In Wilson County and surrounding areas, properties with acreage or land need extra attention to fencing, gates, and the overall condition of outbuildings or barns. These features are selling points — but only when they look maintained.
A full kitchen remodel rarely recoups its full cost at resale. What does pay off is targeted, strategic updating that makes the kitchen look current without blowing your budget.

Buyers forgive dated bathrooms. They don’t forgive dirty or broken ones. Before investing in a tile overhaul, make sure the basics are handled:
A full primary bath renovation is only worth it if your home is significantly underperforming its competition. I’ll be honest with you about whether that’s the case for your property.
Buyers in the Middle Tennessee market — whether they’re first-time buyers in the $300s or move-up buyers in the $600s — are paying close attention to flooring. Here’s my general guidance:
Here’s where sellers lose money — not by spending on updates, but by skipping them and watching buyers demand repairs or walk away after inspection.
If you know there’s a problem with your HVAC, roof, electrical, or plumbing, address it before you list. In a competitive market, buyers have options. In a market with more inventory, deferred maintenance is justification for lowball offers.
Pre-listing items worth addressing:
A pre-listing inspection is something I walk through with my sellers, because it removes surprise from the equation. Knowledge is negotiating power.
Just as important as what to do is knowing what not to do. Sellers in Lebanon, Carthage, Mount Juliet, and across Middle Tennessee regularly over-invest in these areas:
Wilson County and the surrounding areas have seen significant growth over the past several years, and the Lebanon market continues to attract buyers relocating from Nashville, out-of-state, and from West Tennessee. What buyers expect at a given price point here is different from what they expect in Brentwood — and it’s different from what they’d accept in a rural market with less competition.
This is why the “what should I fix” question doesn’t have a universal answer. It depends on your specific home, your neighborhood comparables, your target price point, and current inventory levels. What I can tell you is that the sellers I work with who get the best outcomes are the ones who focus their pre-listing dollars strategically — not emotionally.
